position in the tiny village of Treppignana, with its population of
less than 30.
The views from the garden and all around the village are wondrous
and eating on the terrace is a real treat.
The property is substantial, with enormous rooms, high beamed
ceilings, arched doorways, exposed stonework & traditional
flooring and lots of nooks and crannies.
This house oozes character and is a complete one off - a real feel
of history with many antiques, & original features - an
adventure, and wonderful for hide and seek!
The garden is also unique, with a small reading area, a further
shaded area with stone table and seats, a large terrace for eating
al fresco, and a sunbathing and pool area with views over the
rooftops.
Whilst this is a village property the garden is totally private
since the houses situated to the side as seen in the photo cannot
actually overlook the garden (we have checked!) and in any event
they are uninhabited and used just for the odd weekend in the
summer by their Italian owners. Due to position of house there are
views over rooftops..
The streets of this tiny village are far too narrow for cars, and
is therefore a peaceful retreat, and good for children. The
villagers are very friendly and if you are resident for any of
their numerous 'village evenings' will invite you to join them to
eat, drink and maybe dance in the Square.
The ground floor:

- Enormous Tuscan style kitchen with large table, equipped with washing machine, dishwasher, oven, hob, microwave, indoor BBQ. The kitchen leads to garden
- Utility room with washing machine.
The first floor:
- 4 double bedrooms (3 with large beds and one UK size double)
- 2 twin bedrooms (both of which can be made up as doubles in advance on request).
- 2 shower rooms
- 1 family bathroom
- Breakfast style room with arched doorway leading through to part of the garden
- Living room with sofas, CD player, and a wood/pellett burning stove.
There are little places to explore all round the house
Outside:
- Garden with various nooks and crannies and little sitting areas
- Large terrace with views over roof tops and valley with mountains beyond
- Swimming pool (12M - including roman steps and jacuzzi area at each end x 4M).

A little about location:
The property is situated in the tiny ancient village of Treppignana high in the hills overlooking the Garfagnana Valley. The population of this well kept and friendly village is only 30 , & cars are not permitted beyond the main Square, which ensures peace and quiet, and safe exploring for children. The views from the village are amazing at every turn due to its high position, and from the bell tower there are 360 degrees views of the entire area - wonderful! A walkers/trekkers paradise, there are various walks straight from the village, and the mountain peaks are all climbable by foot. All this peace and yet only a 15 minute drive from the market town of Castelnuovo and 20 minutes or so from the medieaval town of Barga both with their various bars and restaurants. The nearest shop/bar is a 5 minute drive away and there is a restaurant within 10 minutes. Pisa 1 hr 20 mins; Lucca 1 hr; Florence 1hr 45 mins; mediaeval villages everywhere; National Parks 30 mins. Step back in time!

Palazzo Pasquini was probably the most extraordinary vacation
home we have ever had. It is historic, huge and in a remote
location. We have a group of 7 people (4 adults and 3 children) and
would have managed to barely see each other for a week given the
size of the house. The facilities are perfectly adequate, although
a little dated in places. The walk up to the Palazzo is a bit
arduous and you should be aware that you are unlikely to be
prepared to make this walk several times a day. The location is
also not absolutely perfect for excursions. In the end, we limited
ourselves to Pisa, Lucca (highly recommended) and the Mediterranean
coast on the other side of the mountains. Each was a full-day
excursion. Overall, Palazzo Pasquini is therefore highly
recommended if you are looking for peace and seclusion. The view
from the terrace is simply indescribable and we will remember it
for a very long time. Just like Lilly, Dario's incredibly
affectionate dog.

We had an AMAZING time! The property is exquisite, sitting at
the top of the mountain ! The owners were fabulous, and we loved
Lily the dog! The views were spectacular, sunset to die for!

Many thanks for the most wonderful and very warm 14 days in
Treppignana in beautiful Palazzo Pasquini.
We have enjoyed a lovely holiday with excursions to Barga, Lucca,
Florence, Pisa and Monterosso.
We have daily used the nice pool and beautiful garden. And what a
view - it is so beautiful ❤️
We thank the perfect host for all the help and assistance. We will
miss it all and the fantastic view over the valley and the
mountains.

Palazzo Pasaquini is a real palace, well maintained with several
bedrooms, toilets, a wonderful kitchen, terrace and a small pool,
with wonderful views of the Apulian mountains. We were very well
received by the owners who also cooked us a nice dinner with local
ingredients. We had wonderful days in Palazzo Pasquini and the
combination of a spacious palace with pool and ping pong tables,
fantastic hiking trails around the knot where we walked alone in
the amazing nature and a kitchen where we who like cooking could
get away with local ingredients was great! Keep in mind that there
is a serpentine road up to the village and that you need a car to
e.g. go shopping.

We were a family of 10 and this was our second stay at
Palazzo Pasquini and we loved it as much as last time. Always
cool behind thick medieval stone walls and perched high with
fabulous views there was no need for air con. We ate
all our meals outside enjoying the fabulous view but the big
kitchen was the family hub as we took it in turns to cook.
The kitchen is very well equipped and there was wood for bbq
and pizza oven. Dario and Luciana are delightful hosts and Luciana
cooked a delicious birthday supper one night featuring local
produce. The road is steep and windy but you soon get used to
it . We enjoyed some lovely walks from the house on wooded
trails and spent afternoons in and around the pool which Dario kept
sparkling clean and there are lots of sun loungers. The house
itself is fascinating and authentic. Comfortable bedrooms and
modern bathrooms. Wi-Fi works well in the upstairs sitting
room but much more fun to play pool or table tennis downstairs.

We came here as a family to unplug and relax and this home was
perfect for that! Coming from America it was a bit of a shock
(especially for my kids) to walk into a home that was built in the
1500's and feel comfortable, although you could tell it was well
maintained and clean but it took them one night to feel at home.
The ping pong table was an amazing addition especially since the
first floor has very little living area (besides the kitchen), the
back terrace was our favorite hang out because the views are worth
the 10 minute windy drive up the mountain. We lived outside most of
the time. We did take a few day trips (Florence, Lucca, Pisa), but
since we loved the surrounding non touristy area so much (esp
Barga) we did most of our exploring and eating there. We loved our
time, it was the perfect beginning to our time in Italy!

We had a fantastic time with our extended family of 8 grown ups,
age 30 to 72, and 3 children, age 1 to nearly 3 and4. The house is
great and fitted our needs perfectly. The kitchen is fantastic and
we really enjoyed cooking in it. The outdoor area with the pool is
a gem and the view from the terrace overlooking the mountain hills
is spectacular! A car is a must for shopping, eating out,
sightseeing etc. And yes the road up to the house is quite
something but clearly manageable. The road is also great for
exercise going down hill walking or running and then turning back
uphill. Dario and Eleanora were great to interact with; again many
thanks for helping out with the retrieval of our lost
luggage.

The house is equipped with everything you need for a relaxing
stay. We lacked absolutely nothing. The landlords are very friendly
and help in all matters. When we had trouble firing up the pizza
oven, a phone call was enough and Eleonore's dad was there
immediately. We were a bit unlucky with the weather, but that was
unusual in this period. Nevertheless, we enjoyed our vacation very
much and went on more excursions instead of the pool. We can
recommend the accommodation and would book it again at any
time

The house in Treppignana was perfect for our family of 10, much
space, well equipped, comfy and fun for everyone. The views are
amazing from the house and the village is just so charming and
beautiful. We did a lot of day trips here and there (Pisa, Luca,
Florence, Castelnuovo di Garfagnana and more) and could have
explored so much more if we´d have had the time. Dario and family
were lovely and easy to communicate with. They made sure we had
everything we needed and are good people. We´ll definitely be
staying there again when we return to Toscana. Thank you, Asty and

Arrival late September 2022
We spent two weeks of September in the palace (11 people). We are delighted with the seat reservation, views, swimming pool, interiors, huge kitchen, terrace, billiard room, table tennis, etc. I will not write much, interested in staying - do not hesitate. It really is beautiful. And if the weather is good, as we are, it really doesn't need more.

Beautiful old house with thick stone walls, shutters and
high ceilings which kept the interior cool and comfortable in very
hot weather (38C). Lovely pool. Amazing views. Friendly, charming,
helpful hosts.

The house is located very high in the mountains, in the
middle of a small village. The road to get there is winding and
sometimes the road is very narrow. The view from the terrace of the
house is breathtaking, and the sun shines almost all day on the
terrace or the lower yard, where the swimming pool is located. The
house's kitchen is wonderful, and a great size. It is easy to
prepare food there and several people can prepare food in the
kitchen at a time. This destination is suitable for those who love
their own peace and want authentic Tuscany from their vacation.

A fantastic house that is very large. The pictures do not do the house justice. There is a nice patio with barbecue and pizza oven. The kitchen is absolutely stunning with a large fireplace. We were there in April so it was not every night we could sit outside, but the kitchen made it still very nice evenings. The house is old and charming with lots of angles and corners. You have to think about clearing stairs well because there are a lot of stairs. The beds are good and everything is very clean. You must have a car because it is driving distance to both shop and restaurant. For us, this was not a problem as we prioritized the mountains and nature. We cooked the dinners in the pizza oven or on the grill. There are nice walks right outside the door. The owner is very nice and helpful. He does not speak English but it is no problem because you can have sms contact with the daughter who speaks good English. We really recommend this accommodation.

We spent fantastic time at Palazzo Pasquini. You can enjoy beautiful view from the garden, have some rest by the swimming pool or have some indoor activities like billiards or table tennis. There are a lot interesting places ro visit: Lucca, Barga or Pisa. We recommend a walk to Barga or Lupinaia. The house is well equipped and comfortable. However the driveway is very narrow and winding. You definitely need a car there. The nearest supermarket is in Castelnuovo, but it's better go to Conad in Gallicano. Best regards, Katarzyna

The other reviews are accurate - the surrounding area is beautiful, the house is large, the pool is as big as it looks on the photo, check-in was easy, and the village is quaint. We had a fantastic time and I would highly recommend this house for larger groups! We were 9 adults (of which three couples) and fit comfortably in the house .

The house is high in the mountains with a fantastic view. It's a big, sprawling, old house. Nine people between 9 and 72 years of age had enough space and could comfortably spread out over the house. We had a lot of fun at the pool and while eating on the terrace. Everything is there to keep young people busy. Billiards, darts, table tennis, films and wifi in the TV room. Our children were very happy. The stay is certainly less relaxed with smaller children, as you always have to keep an eye on them. The stairs are uneven and steep and there is always a step to climb. As some have already written, the way up is quite adventurous but never really posed a problem. But I didn't want to take it several times a day. We took to heart the tips of the landlord with regard to shopping, cooking class with Rita, the journey not via the mountains (but via Parma) and had a successful holiday. A fault in the dishwasher was sweetened with a basket of vegetables! Thanks Dario!
